## Key terms
- **Loss of use.** Loss of use, also called additional living expenses, pays for a hotel, meals and other extra costs if a covered loss such as a fire or storm damage leaves your rental unliveable. It is set at 20% of your personal property limit.
- **Personal property.** Personal property cover pays to repair or replace your belongings after a covered loss such as fire, theft or storm damage, at home or away. Add replacement cost to be paid for new items rather than their depreciated value.
- **Flood.** Renters insurance does not cover flooding from outside, such as storm surge or rising water. Flood cover for renters' belongings is available separately through the National Flood Insurance Program, usually with a 30-day waiting period.
- **Dogs and liability.** Liability cover includes injuries and damage your dog causes to other people, except for these restricted breeds (and mixes of them), where dog-related liability is excluded: Pit Bull, American Pit Bull Terrier, American Staffordshire Terrier, Staffordshire Terrier, Rottweiler, Doberman Pinscher, Chow Chow, Akita, Wolf hybrid, Presa Canario. The exclusion applies at every liability limit and cannot be bought back in this demo; a separate canine liability policy would be needed. The rest of the policy is unaffected. Damage your own dog does to your rental is covered only with the pet damage add-on.
- **Renters add-ons.** Water backup (+$1.50/mo): sewer or drain backups, which standard policies exclude, up to $5,000. Identity fraud (+$1.00/mo): up to $15,000 of expenses to restore your identity after fraud. Pet damage (+$2.00/mo): up to $2,500 a year for damage your own pets cause to the rental or its fixtures (not to your own belongings).
- **What is not covered.** Not covered: flood from outside, earthquake, wear and tear, pests and mould from long-term leaks, your car, business property over $2,500, and roommates not named on the policy. Dog-related liability is excluded for restricted breeds. Sewer backup needs the water backup add-on. This is the demo's policy summary; a real policy document would govern.
- **Deductible.** The renters deductible is paid per claim on property losses (not on liability claims). A higher deductible means a lower price.
- **Liability.** Renters liability pays if you are found responsible for injuring someone or damaging their property, including legal costs, and accidental damage to your landlord's property such as a kitchen fire. For dogs, see dog_liability.
- **How claims work.** Claims are made online or by phone, in Spanish or English. (Demo: no real claims are handled.)
- **Free look period.** You have 15 days after buying to cancel for a full refund, as long as no claim has been made.
- **Service in Spanish.** Quotes, policy documents and claims support are available in Spanish and English, by phone and chat.
